Long story short: I'm highly interested in pursuing the buy and hold route as a real estate investor, however, trying to buy in my own backyard (Orange County, CA) is a bit of a challenge due to the insane housing costs here.

What is your biggest challenge with real estate investing for you right now?

The challenge on that is time and accruing the things quickly enough to furnish one (as opposed to picking up pieces and storing them until I pick up the unit).  

But again, only if they don't overpay, which is going to become even more challenging once the the selection is made. 

The biggest challenge with this approach though is most lenders will require you to have a tenant in the home paying you to rent for a set period of time, I think 3 months before they will qualify you for another mortgage. 

Would definitely make it much more challenging to find reliable information in that environment!

I had one other customer give me a one liner that is as poetic as it is challenging personally as a father: "If the son is not better than the father, both have failed".

Hello Members,I am new to  BP & this is my first post ,, So I hope I get some leeway in my first presentation.I am attaching an image of a sample spreadsheet I drafted a few minutes ago - to  engage and hopefully close on investors .There are already numerous varieties of Project Analysis Packets in the market today  .However, I have not yet found any that allow one  to view  6 ,10 , or even 50 properties in one shot. 

Miami is a unique market with its own set of challenges in real estate, but there also has to be some advantages that investors here can take advantage of.

I've tried to purchase a few flips, but the market is particulary challenging due to the extreme lack of inventory.
