I see both sides of it as macro economics has been leading to increased disparity of wealth at a rapid pace over the past decade, and this has had an unequal impact on low wage earners, a high percentage of which are now competing with automation.

Automation?

there's nothing wrong with almost any supply chain or what not, its not like we have a huge amount of places to choose from  let alone a bias response (sorry to say)  i can understand doing very minimal but do remember, fix it once fix it right. it will cost you more over time if do it very cheap because its a rental,  i have a friend with a 4 unit , he had it rehabbed  after purchase and since then had to redo 3 baths and 2 kitchens within 3 years of purchase spending and things are still falling apart, he tried to spend less money buying cheaper products (not inexpensive, just cheap as possible) now he his regretting it and had 2 turnovers because of such.... its like automating your process, how can you be  done with things when your constantly looking over your back because you clearly knew you just hacked **** up and rented it out ?

Again - couldn't be further from the truth, Sharad.The difference I feel is that my growth is automated.

As a general guideline 45% DTI is acceptable but many times I have gone to 65% DTI and had an automated approval in DU Fannie’s desktop underwriting system.

We ask if they want to pay for a credit check $35 or a IDMR account $4.50 most then pick the least cost method IDME collects the social media id and tracks if I automate the Rent collection with instant I'm alerted if they miss a weekly payment before the rent is due. 

Also, this is incredibly scale-able because the entire process is automated, other than the initial set up.  

A little background information on my current situation:I own a couple of other businesses which are pretty well automated at this point. 

I came across a software called REI.solutions (http://rei.solutions) whichever claims that they integrate all automation done by the commonly used patchwork of systems that are mentioned in other posts on this site.Has anyone used REI Solutions and can comment on its value?

Plus, it is automated and hopefully earning a better return than sitting in a savings account.
