LLC insurance  land trusts all those can be pierced if someone is going to do it and not stop.. but remember we do have to use logic here.plantiffs lawyers are only going to work on contingency if there is insurance and or the they REALLY think they can collect. so that means your very wealthy and your assets whatever they are  are easily identified. through LLC or what have you.Most tenants do not have the money for litigation.. end of that story.. and then it falls back to slumlording.. 

It's good to remember that the midwest isn't like NYC (or Boston where I'm from) where everything is a multi-family building and living in a single family is something only for crazy wealthy folks or the suburbs. 

@Nathan Hui cash inflows are nice, but true wealth is built from growth. 

They knew they'd have less monthly cash flow after a refi but now that money was invested into another performing asset and when invested correctly the % on that money would now be Healthy or if a higher % Wealthy money.

The ones already wealthy could retire today but they would get bored.

You prioritize where you spend your money, but if you're trying to be truly wealthy person you start with zero debt(consumer) and start going for quality over quantity.

Where as if I’m all cash in a property, if something happens I’m F’dLeverage is ***the*** reason (not one of the reasons but THE reason IMO) people become WEALTHY in RE.
