Sellers are absolutely predatory towards buyers whether the buyer is an end buyer, landlord, flipper or wholesaler and they will gladly sell you their home for more than it's worth while conveniently forgetting to tell you about any issues the property has.

It was my understanding that the wholesaler brings an actual under-contract deal to a buyer and then the buyer pays a bit of a premium for the deal.

If Oklahoma has a law called "Predatory Real Estate Wholesaler Prohibition Act", don't you think that might just be a state to avoid for a new wholesaler who doesn't know much of what they are doing yet?

I was approached by a wholesale partner and flipper partners (whom I’ve done private lending for) of mine about me purchasing 1.5 acres to develop 12-16 single family homes on.I would be responsible for purchasing land and getting it prepped to build. 

I think you’r paying the price for shady wholesalers.
