Our needs got clearly defined last week when we tallied up the rehab cost on a midsized flip project, at $51k vs the $40k max we had budgeted.

I have 3 on Temple University campus for about 6 years now and usually post on Zillow late September and have it leased within a few weeks.

Sometimes when placing an offer --  the POS is not yet available - and when you place an offer you can make your offer contingent upon approval of these items... although in order to have a competitive offer in this seller's market you are basically forced to "assume" the pos violations once they become available (usually 2-3 weeks after it's been ordered) -- you should be able to tell if anything more serious might come up on the POS via your own personal inspection. 

Anyone capable is just understanding the market is reverting, and just because we're not taking properties off the market in sub 2 weeks doesn't mean we're "sitting on the sidelines." 

I only learned to the cost via weekly cash flow reports they send. 

I lost nine pounds during the remodel and at the final week of work, I fell face fist off the ladder and was knocked out and suffered fractures in my face.

That also perhaps makes people more motivated to sell.  4-5 weeks....that's plenty of time to get a deal done.Good luck.

The longest one took 9 weeks to fill and the other two took four weeks.
