The other areas in the country look good for rentals, but I feel uneasy investing thousands of miles away when I can't visit my property.

If they are uneasy about waiving home inspection contingency, they can do a pre-offer inspection.

Hello I am a relatively new Investor and am uneasy about a potential tenant.

My lawyer telling me I need to hear the seller out and wait for their repair quote to come through is making me uneasy as the deposit they’re asking for while I wait is 50k.

I have checked in with a few neighbors and they are against it, but I'm still uneasy. 

Also just bought the estimating rehab costs book, so will be consulting that, but still uneasy commiting this much cash and being ~20% confident in my ability to estimate costs appropriately.
