I've thought that this may make the jump a little less daunting and I may be able to use my experience to help someone who is already established and needs a trustworthy person to help scale the business.

Instead of hiring a property management company, I would prefer to work with a trustworthy individual that can also do regular maintenance and repairs. 

Someone reliable, dependable, insured and trustworthy.

Assuming you have a trustworthy guy, maybe you don't save a ton of money with a fixed cost route, but at least you know exactly what you're committing to - barring some catastrophic find with the plumbing - when you start the job.

Sometimes its hard when you built a trustworthy and reliable team to not continually using them but you can always use them in different assets classes and investment types in the same general area for a good size of your portfolio.You live in a nice spot as Cincy and Columbus are only an 1 hour away but those markets are pretty hot right now.. and Indy has always been known for a solid rental market..

Ive only done a little research but from what I understand a Wikipedia page needs to have trustworthy 3rd party sources (I think I have those), it needs to be edited by multiple established editors (it's pretty cheap to hire people to do this), and the topic needs to be notable.
