I've always wondered how door knocking would go... maybe pick a hood with lots of older homes with deferred maintenance and door knock, hand out fliers.

@Alex Baev, I think the combo of providing fliers and handouts to the realtor and using the units as a selling point along with minimizing the appearance is the best way forward.

I wouldn't get involved.I might advise them to try to short sell the house or refinance or get a loan modification but I would not hand out cash.
