Not to say people can't upgrade, but my first thought was, my roofer is pitching syndication deals and to top off his bad luck the bellman at a hotel I was checking in also hit me up the same month when he found out I was an investor. 

Over the past 5-8 years the market for higher end hotels, condos, and apartments has exploded along with tourism in the area. 

@Leonida Miraglia, in general terms you are running something more like a hotel (rooming house).

We allow single night stays since we are competing with hotel/motel rooms given our property is a 1BR/1BA (no kitchen or laundry).

Honestly, once they decided to suspend my license, I don't think there was anything I could do to change their mind; obviously the hotel lobbyists had gotten to them and were demanding a crackdown on individuals competing with them. 

I realize this is an older thread but it was the first one that popped up when I searched BP for Ohio Cashflow... and I want to throw in my 2 cents.I'm typing this out as I sit in my hotel room in Toledo (Hampton Inn is fantastic and close to the OCF office) after spending the day and evening with the team.

They add:  Creates many definitions including classes of dwellings, but specifically excludes all hotels, lodging houses, rooming houses, boarding houses, boarding schools, furnished room houses, lodgings, club houses and university and school dormitories.

Also on 1/2 bedrooms you more directly compete with hotels.

On the other hand, we might want to find that another LLC member in a hotel syndication IS the functional equivalent of a limited partner under IRC Sec 1402.I generally agree with Ashish on Thompson.
