I started a company to take bitcoin for rent back when it was sub $100. 

My opinion is that if people were making reasonable business calculations, these types of cases wouldn't even get there as the end result would be a judge having his eyes effectively glazed over and losing confidence in the efficacy of the sub metering solution. 

After years of struggling with a sub 500 score, I've averaged an 830 FICO across all three credit bureaus for the past 10 years or so.

@Spenser HardingWouldn’t it be more ideal in your situation to of just sub it out?

Note I am not stating I find this ideal, but if an operator has outstanding performance record, I may be able to tolerate sub-par communication.  

If it is working with subs, a GC license won't help that in any practical way.At the end of the day, it depends on what you are looking to achieve.  

The time it takes for the draws from tenants and then the ACH transfer to you leaves you getting pain on the 7th or 8th of the month, the $1 ACH transfer fee is an annoyance that has drawn some complaints that are as petty as the fee feels, the new tenant application features are sub-par, and I'm not sure how well it properly informs tenants of the additional charge for credit cards as I got panicked texts about the added fee from a tenant already going through some hardship.

I was told the investor pays to lease out the entire flat for 6-12 months and then sub-leases the individual rooms for a profit.

A lot of subs want to get paid quicker and don't want to file and say you won't get caught for some things, but you will.

Or, acquiring in satellite markets at sub replacement cost values.
