Good stuff to think about, thank you Sebastian.It's cool to see extra replies from time to time on this post as I continue with the ideas.It's interesting, I looked into different DSTs and had conversations but just didn't feel comfortable with what I felt was a lack of control or ability to really know the operators and properties.I also kept running the numbers and just couldn't make 1031s into other properties make sense with the new interest rates compared to what I have now. 

I'm looking at the different property management platforms and wondering if there are any that people LOVE that does all the property management stuff but also does a good job tracking the financials? 

You probably need to find a good DSCR lender or everyone is going to have to provide tax records and all that stuff to get a loan. 

And it required a lot of time and effort on my part whereas the syndication stuff is purely passive.But there's no way anybody can tell me that sfh rentals - if they are bought right at 70% ltv or better - are not going to return way more than anything else on the planet when you factor in how little money you actually have to put into them to begin with and then you let appreciation and principal paydown and rental profits pile up. 

In my area you can buy buildable land for 20k/acre, so stuff that goes into a conservancy easement is probably more like $3k per acre.

Development isn't easy and a lot of stuff can go wrong.

But, when ppl were over bidding and stuff we should have said No and waited.
