For one, it's not safe, and two - you have to REALLY know what you are doing and have nerves of steel to be able to start realizing high cashflow (on paper) that type of real estate provides.You don't have to go far into these forums to hear horror stories of class D real estate, and the most successful people here try their best to steer people away from it.
