Working with a seasoned investor like your friend above and putting your nose to the grindstone to FIND good deals will not only teach you a large sum, but show others in the area that you are serious and should be taken very seriously.

I would also nose around and talk to neighbors - they often notice more about tenants and the condition of a property than an out of touch owner.

I think this can come together -- still lots of risk.Been trying to brainstorm what to do to get the Brokers to stop turning their noses up at this building.
