We have to be careful about not including anything about race, ethnicity, sex, sexual orientation, familial status.

Personally, for a home I'm going to live in I'd rather pay an extra $5K downpayment and an extra $230/mo at a very low-interest rate than come out of pocket $30K for the dis-pleasure of a decent size rehab in a time of labor and supply shortages.

Some of the toys provide a lot of pleasure, other toys do not get used much because there are a lot of things to do in life.My recommendation for you is to enjoy life now, but keep the future in mind.
