Electric or gas water heater?

They are much more sensitive to electric HEAT than they are to electric water heat.For furnaces, I would lean toward gas/propane with a 90+ rating which has the power vent.

In other words, the lower the Preferred Return, the more sensitive the Target Return is to the Selling Price, and the pro forma selling price is the least known, least easy to control, but easiest to manipulate when calculating "Target Returns".I would be inclined to invest in that project if it was advertised as a 18% annualized return debt deal and you keep 100% of the profits.

Not only can they include verbiage to protect your purchase transaction, they can also verify that proper procedures have been followed, proper Notices given, and letters testamentary have indeed been issued; which means that those with standing to object have been given their opportunity to do so, and either agreed to the sale, or their objections have been quashed.I am perhaps more sensitive to the importance of using counsel whenever dealing with probate purchases because I lost significant capital on a $2.5 million purchase literally at closing when one of the previously unnamed beneficiaries served an injunction to stop the sale.

There are deals to be found - I've had some success with courthouse step foreclosures, but generally they make sense for flipping, not buy and hold (after rehab costs), since rents just aren't high enough to satisfy any of the "rules of thumb", be it 1, 2 50%, etc.One of the challenges in NorCal is that too much of the money is derived from few industries, so there is a lot of sensitivity to fluctuations in those areas with resultant impacts to the RE markets.
