I dont know the market in Las Craces.....but in the DC area, we definitely have a seasonal adjustment on sales, and if the property was here, it would have been listed at the worst possible time. 

Housing lots/ subdivision, self storage, commercial, parking, rv park,  etc3.  

Still strong but lots of competition, so you need to research what works: good pics, seasonal pricing, amenities, etc.

It feels like DSCR lenders are catering to BRRRR investors more now than ever with short seasoning guidelines, air tight DSCR requirements (1.0), etc. 

Around October, finished my MBA and told my seasonal job I was coming back this season, I was able to lock in. 4 days a week 3hrs a day resulted in a consistent 500 calls per week give or take.

There are a few folks out there encouraging some seasoning. 

An example, a small down payment initially, but the note has now seasoned for 60 months with on time payments documented by a third party servicer.

@Marc Shin We're funding cash out refis for a lot of our most experience BRRRR clients right around day 91 (to pass 90 days of title seasoning) where we get the process started (appraisal, title, application, etc) around day 60  (plus or minus) when they have the place fully renovated and at least listed for rent (we'll use appraisers opinion of market rent to calculate DSCR).
