Over the past year I have observed charlotte I have seen the prices steadily rise for 3 bedroom sfh style houses from around 140-150k to 170k-200k.

That observation 'might' prompt them to come take a look, doubtful, but they might visit the property, especially if they know no one has been using water/sewer at the property (they don't know, they just see usage).

If you are building, they are not afraid of steps; here in Nashville new 3 and 4 story homes are going in (with roof top decks) so they can fit 2 on a lot and give them a view.

I don't know of any hard numbers on that observation, but anecdotally that has been my own observation while in this market.
