Does the 6 month period start on day of purchase or do most lenders require 6 months of occupancy and rent rolls?

We also leave one roll of paper towel and we have 4 bathrooms so there is 4 rolls and a roll of paper towel. 

I’m about to roll over a 401(k) to a SDIRA and I’m wanting to use funds to renovate a rental property that I already own that is in dire need of repair before I can rent it again.

i have the current rent rolls & yearly expense report so far. however, i would assume they will require much more. as i have never approached a hard money lender, i would appreciate any advice given. im in texas by the way. thank you

I would do a few things to get the ball rolling.

As you get rolling in the business you will find many other funding options if start looking around.

Since I’m not trying to have negative cash flow, I’ll likely sell it when I leave and roll that equity into another investment property when I move to my next duty station and use a VA loan to buy another primary residence. 

Practice these answers until they roll off the tongue.

Since many buyers struggle with paying the down payment (in Denver, $1M is no longer luxury) I wonder if they'll have an extra $24K'ish to pay their buyer's agent -- I'm guessing they will want to roll it into the purchase price?
