Can not go wrong with a rental in Ashburn since the rents have increased so much. 

I am using them for 5 SFH rentals in Montgomery, AL. 

What I find to be most valuable: Ease of use, cost-savings and efficiency and here's what I mean: If using an interior designer to furnish your rental, they will hand you a list of supplies + furniture to buy and what I was able to do with Minoan is upload that list as a CSV file and then they come back with a quote of all of the items they can fulfill along with their respective discount. 

My recommendation would be to choose potential markets - in several price points - that have strong rental demand and year-over-year rent increases and that also are in markets that are appreciating.

@Maurice Smith 2nd vote for RL Management.Regarding owner payout timing, it's easier to pay sooner for Class A rentals, because the tenant payments are more consistent.As you go from A to B, to C, etc., tenant payments are LESS consistent, so many PMCs opt to pay owners later.

I am starting to get Lynn section 8 folks calling, but I have not gone through the process with them to know how they are with rental amounts.Yes, the ones with sec8 are in Haverhill. 

I am looking to expand my rentals & looking at the idea of doing something unique in a more remote location.What have you found with Tiny Homes, Tree House, Secluded Cabins, etc.?

@Daniel GrantzRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

Our property management team has not seen any deviation in rental assistance since the directive was recently issued.
