People that don't have direction in life are awash with time or sadly people who don't know what they are doing are fighting so many fires they are wasting time, while RE pros (which I definitely am not and I'm a RE hobbyist) are so busy running their businesses, prioritizing their families, and trying to find some time for their rest and relaxation they don't have time to waste by committing to mentoring a random person.

Naturally, you'll pass the best tenant-buyer candidates to your mortgage guy and let him tell you who he can get a loan for the fastest.On the other side of the coin, if you have a seller who doesn't care about the loan staying in their name, they just want OUT, and the house payment has a lot of cashflow each month and maybe not much equity, then you can relax a bit more and deal with a wider pool of tenant-buyers, buyers, or even renters!
