You could even make these automated and recurring so the same surcharge shows up every month.

We all have our moments of anxiety about all this, but the only thing we know for certain is things will return to normal at some point--of course, a new and different version of normal (like America post 9-11), but normal all the same

That will give you additional income to put towards your recurring living expenses (principal, interest, taxes, insurance, maintenance, repairs/CAPEX, utilities, etc.).

Since, I am a recurring ppty buyer it would be good to have one reliable and cost friendly title company to go to. instead of having the broker choose it for me and pay more expensive title service. 

Short term it creates more anxiety but long term I am confident its the wiser choice.

One thing that helped keep anxiety levels lower than usual is the fact that Ann Arbor is an incredibly strong/stable market, so if everything went south we would've had no qualms about holding on to the property long term.
