Now for my out-of-pocket expenses:Down payment: $7500 (Hard money loan 90% purchase price 100% rehab)Closing costs: $6500Inspection: $400Agent's commission: $5200 (didn't raise purchase price of house with seller concessions, so that money didn't apply to the commission sadly. won't make this mistake again)Holding costs: $1300 (one interest-only payment of $770, roughly $200 in utilities and $360 in insurance)Total: roughly 21 grand. 

But hey when things were white hot a few years ago we lowered our BAC by 50% then as rate rose and sales got tougher we raised our BAC and now we are back to negotiating each one..

Honestly, that is all the insurance company needs to report the loss and raise your insurance next year.Good Investing...

Think every CEO who takes pay in stock, would get nailed hard for doing a good job and raising share value. 

In terms of it raising any questions in UW, not at all.

@Bill HaleyHad a meeting this past week with some individuals who raise some serious $ and discussing what works and does not work in an offering and one of the things these people were saying is real estate offerings using crypto and blockchain / tokenization is not attracting many HNW individuals.

I'm currently interested in raising a fund to buy multifamily apartments.

I realize that such a price drop might raise questions, and I’m curious about it myself.
