This aesthetics  and the actual systems of the home.

My place is in visibly better condition aesthetically but I know there is some chipping paint on the exterior.

Although it is not the most aesthetic look, all it needed was a deep clean to look new again.

From an aesthetics perspective, what are the go-to renovations and supplies needed to be done and is there a particular order to do these renovations (I.e., flooring first, then walls, etc?)?

Unfortunately, on some structures the taller height destroys the aesthetics of the building.

@Adam Craig seems you have the right plan by making modest aesthetic improvements to get the property into a more attractive, marketable condition so that when potential tenants walk through they are not distracted by the distress etc. 

@Carl Boswell carpet on the stairs and through the landing does make perfect sense in terms of aesthetics.

This is partly aesthetic but it also seems practical since I want to operate my real estate business as a professional.Lastly, the bank has of course given me a residential property loan so even if I were to set up the DBA, my mortgage will be paid using through a personal account.
