McKinney is thriving, but so are other parts of North Texas, and a broader perspective could reveal other great opportunities.Here’s what I’ve observed managing a significant number of rentals in the area:Bedrooms and Layouts:3-bed, 2-bath homes consistently attract the largest pool of tenants and have the highest occupancy rates.4-bedroom homes have grown in demand, especially with the rise of remote work, as tenants look for extra space to use as a home office.Square footage is less critical than number of beds and baths.Supply and Demand:McKinney’s growth is driving demand, but the quality of the location matters greatly.

Participants in the commercial real estate space could do themselves a lot of favors by forgetting entirely the concept of purchase cap rate.Cap rate has only one useful purpose--and that is to estimate the price in which the property may sell for at a later date. 

I am new to the real estate investing space. 

It sounds like an ad you might’ve seen for fix-and-flip loans—lenders have been getting more aggressive in that space.

We consider ourselves a "non-denominational" retail space meaning anyone can join our community. 

U invest in the fund and there is no debt ahead of you you own the debt free and clear the only risk is they buy the wrong debt and the underlying collateral does not support the investment.. which is why you go with folks that have a lot of experience in the space and now how to value the collateral.

It helps being willing to talk to sellers/get on the phone and talk to folks in the real estate space in general but the most important thing in my opinion is being an honest and true person.

With the newly implemented congestion pricing in Manhattan easy access to NYC public transport is golden.
