Hopefully people smarter than me can chime in here for more creative ways to get rehab money, perhaps using the house as collateral in second position if possible.That's a tough one if you want to keep it.

Bring documentation to prove ownership.

@Steven OlivasI would BRRRR something, but that's just me, and the market is VERY tough right now.  

The only thing a tenant does it prove the rent you can collect as opposed to a proforma of suggested rent.

Between late redemptions and insiders, it is a tough purchase.  

Proving that an STR PM failed to live up to the PM agreement would be a lot harder.

Currently deciding to do it as a side hustle until it proves to be a worthy 9-5.

If so no need to remodel beyond putting in rental tough stuff like hardwood floors. 

BRRRRs are tough for new investors, especially Out Of State, without a reliable team and renovation experience.

 Finding cash-flowing deals in the Bay Area is definitely tough, so you’re not alone there!
