What ROAS are they projecting?

Your goal is to get a tenant who can navigate an online portal for maintenance request and paying rent online.   

So a flip and a build with the same profit margin, but one is less time arriving to the goal, the shorter time span option is the better deal.

I think if you leverage 70% of it you’re going to seriously cut into your cash flow and personally if I was going to have $7M in debt I’d prefer it to be spread over several projects built slowly.

If they don't show up, projects get very delayed and become unprofitable, even costly.
