The lender is harmed by a changed risk profile when he must now deal with an unknown owner whose interest you have actively concealed. john while agree with the risk assessment for whatever reason almost all loans to homeowners there is no clause that says they must notify the lender .

I don't think the "average investor buyer" would ever consider negative cash flow - that being said, there are probably a portion out there that will do so for various reasons/strategies, but its going to be a smaller slice and not part of the main profile

You could create user profiles with an enum field called type or occupation that would allow people to search for other users with a specific job in a specific area.
