Things seem different with SFH and small multi.Most of the rental deals I look at either have negative cashflow or barely positive cashflow.

Depending on comfort and cash, it might be a viable option as you can build equity and then sell without having capital gains, assuming it's your primary residence and you've lived there for 2 years.

In fact there are quite a few sellers who will opt to go with a different buyer solely because they don't want to deal with the perceived headaches of a VA buyer underwriting process.
