I am glad you picked it up and are able to describe what is happening so clearly to warn others.

I remember chatting with a good friend of mine, Jared, who once picked up a quirky three-story in Somerville to rent short-term.

If you are 75% complete rehab you are very close to ordering furniture IMO.3 - Look for safety hazards - i.e. uneven steps etc.If your time in town is limited I would focus on these 3 areas.  

So they pick on the landlords for everything because we don't have enough of us to vote them out.

If you pick a good lender, they will have done a lot of deals and be able to have a rough sense if your construction costs are on par for the project. 

Just to pick on point 1 a little. 

You can set as many as you like but I like to pick my favorite 5-6 for each time period.
