Even if you do find such a deal, getting it to cash flow after repairs and a cash-out refinance is extremely difficult, especially for single-family homes.

I am writing this because I appreciated the call and while I have no affiliation with them or have experience working with this company nor have I invested with them - they answered the phone immediately. 

I am going to be lending to an investor on a single family home.  There will be renovation of the home that is $82,500 worth of renovation. The Homeowners Insurance will include Builder's Risk.  During this renovation...

Typically these repairs are mostly cosmetics.
