Hey Katie, Yes It's a good market for fix and flip, back than in 2019-2021, it was also a good market for Brrrr, but I think nowadays it's hard to make a perfect Brrrr and to cash out all or most of the money back, but yes let's hear what people have to say :)

No place is perfect.

I have a home in escrow right now and it’s perfect for sober living because of the area and how the house is set up.

I have a newly remodeled 5 bed 3 bath house perfect for a family, yet I'm unable to receive any offers.

A perfect example of this is Detroit, where a friend of mine purchased 100 SFR in 2011 for $300k, or $3,000 per house.

I always add that if people are truly factoring in all the ways real estate makes you money, then there are some markets that make perfect sense as an investment even if you pay retail.   

In real estate we say "everyone wants the perfect house, at the perfect location, at the perfect price, but you don't get all three, so pick the two that are most important to you," and this is an example of that.
