You'll get calls from all kinds of people who think they may have some money coming. 

Finding, As hard as it is to find people willing to sell Subject To their existing financing, they can be found.

People can watch/listen to podcasts, but the only way to get into RE is making that leap.Just shot you a message!

Don't let them choose for you.Just inspect what you expect....Also I would talk to housing office in Memphis to get a feel of how many people are on the Section 8 waitlist, what kind of rents they pay, what zip codes are they targeting, see if they have any stats about how long tenants stay and average rent.While a lot of people try to look at google street view to get an idea of the neighborhood, there is no substitute for visiting in person.

I think he's in the process right now so I'm not sure how it's turned out, but last time I spoke with him it seemed that it was going well.I always tell people looking to do co-living that there is a certain amount of risk that you have to be willing to take on.

I don't think that I'd personally trade that in for STR or multi family, the hassle of people is much more than dealing with the hassle of a warehouse business at least in my mind.but if the cash gets your overall portfolio to a place you'd prefer more then go for it, but personally the current deal sounds awesome.
