I just wanted to share my thought here because I just don’t like threads that are negative towards real estate education programs as a group.

As we can see the average retail investor is still quite negative.

Add maintenance/cap ex, vacancy, PM, misc and this is likely negative more than $500/month even if self managed (much more than the negative $200 that you indicate you are ok with) 2) if you are behind on mortgage, how are you going to handle being negative $200/month, or more like negative $500/month?

You make more when it's uneven and you can live in the smaller unit.Focus on the asset and the area, as long as you can withstand net negative or breakeven cashflow, and you will gain in appreciation.

Many though, struggle to understand our market and the US culture of tenants.At the first negative issue, many panic and either want to sell or terminate us:(It can be done, but depends on your team and YOUR management of the manager.

Profits do not justify their effort even with the ADU addition in this case typically not being hands off .Here is a list of things that make ADU additions a less than optimal RE investment but the value added and starting with tens of thousands negative is a big one that needs to be well understood. 1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

@Connor ThomasIf it’s going to cash flow negative have you considered just selling it even if you don’t make anything and you just bought yourself some free education?

I was not trying to be negative, but simply pointing out the world typically response to what you make of it.  

Most of the negative feedback on BBB has to do with their lack of responsiveness, which could be a growing pain issue since they are affiliated with at least several large REI groups that I am aware of, so are presumably overwhelmed with new business right now.

If someone posts something negative about me that is not true and I request them to retract it and they do not, they will be getting sued for enough that they will never consider doing it again.
