Building cost has almost doubled in the last 4 years taking B and definitely C markets out of the picture for new builds.  

Fed itself says we will raise unemployment until 2026 LOLit is dystopian because one group of investor is making all time high, another group of investor going for bankruptcy, everyone is happy because stock market is happy while fundamentally their actual w2 office is dysfunctional hahahathis is huge disconnected world, more like process of alienation from everyone. ust see that our realtor in idaho (although their market still down from 2022 peak) and milwaukee is happy, but realtor in TX may finding hard time to find buyer, the market moves in very narrow/segmental , there's divergence market everywhere.

As an OOS investor, I've narrowed my  potential market down to either Cleveland or Columbus, Ohio.

This year might not be the best year to go all in with an investment if the sole goal is cash flow or appreciation (not personal use).In a mature market such as the smokies, I think you can reasonably arrive at a fairly narrow occupancy rate.
