I've been deliberating over the same issue (long-term rentals vs. medium-term rentals) and am inclined to invest the extra effort to manage a medium-term rental, given the appealing additional cash flow it promises.

I try to keep my investing to under 2 hours from me because i'm within about 5 medium to large cities.

Here is 3 scenarios: conservatively projected low/medium/ and scenario 3 is actual recent net returns  (unlikely repeatable right now) I'm looking for alternative ideas to deploy $150-200k down payment on a much larger investment than a 1br house, so I can play the appreciation game as well as the income game.

@Kathy Kifer - I would add additional platforms: Airbnb and Zillow to get more traffic on your medium-term rental.

Maybe thee is a happy medium that can be arranged. 

And even if there were midterm rental management companies, I wonder if the increased commission they'd take for higher turnover would eat into any gains you get from the medium-term model.

In a few of my markets (Philly for example), the minimum stay to be considered medium term is 31 days, anything under it is a short term stay and requires a STR license.
