My question again stems around using seller financing to allow them to receive a consistent monthly pay of X amount and delay/lower their tax bill in the short term instead of going through a lender to borrow 800k+ causing my mortgage to be significant part of our income roughly 40-50% of take home -  which we are approved for LOL.

Doing a 100+ unit deal is totally doable as your first transaction.  

Most hosts just lower their prices when things get rough but guests just want am interesting experience. 

Yes, residential does give me a lower cap rate, but it's more stable. 

Those agents can be profitable on lower priced properties.

We have zip codes that have lower and and higher end areas within the same zip so not a good marker to use.Going along with that a lot of the neighborhoods are very street by street or change pretty quickly by block, so you have to be aware of that.
