@Peace Lily If you bought at 365k but have about 340 ish in equity but it is worth 500k, you can refi at 75% LTV but it wont give you enough cash for a downpayment. 75% of 500k is 375k.

It sounds like the DTI may be too high and the property would need to cash flower better to cover $X of additional new debt.

Renter wants to plant flowers/garden asking to deduct rent for it.

The previous owners (lived there for 30 years) put a lot of effort into the garden with lots of flowers.

I also think you need to make the outside more appealing with some flowers (now that it stopped freezing).
