I've printed out a Notice to Quit and will post it on their door for legal protection.

It'll be easier to start with a turn-key property, but if you have a good contracting team, a value add will typically offer better returns.

One, you might want to consider Seller Financing (in Michigan, we call it a Land Contract) which can allow you to buy property while using the Seller as Banker; not all Sellers are open to this, but it can be beneficial to both the Buyer and Seller.

It's a multifamily investment partnership and we will have a separate contract dividing everything else 50/50.
