It took me 11 years, 25 properties and 76 doors to replace my income but when I bought my first larger commercial deal, it replaced my wife's income in one year. 

If you don't go into what you can afford, then you have to get into teams and syndication where you build the funding to buy larger commercial real estate.

This is just the start of a larger decline in a company raising money from investors without proper SEC fillings that is starting to not pay investors back.

On these lower priced type properties why don't investors simply invest with a group local to them in larger properties that are more expensive where they live or simply invest maybe the next state or so over so you can easily travel there?

Regarding multifamily properties, there are larger ones available, but in my market, the ones in better neighborhoods aren’t for sale just yet.
