Also a good point to let the original duplex tenant know about the lease change, although it's a hard pill to swallow when he's overall such a great tenant!  

You need to focus on lead generation, and for this to happen you need to establish your self as a credible business.Look there is no magic pill.

Often it's experience, capital, and relationships that build your base for your wholesale business and most people who seek coaching think it's a magic pill.

This is easier said than done b/c that can be an expensive pill to swallow being a first time landlord.
