To have standardized increases would either take money out of your pocket or create turnover.

This way the commissions get rolled into the loan (in most cases) and buyers (most of whom are using financing) don't have to pay their agents commission out of pocket in addition to their down payment.

@Melanie P.I need to unpack & clear some things up from your last post for Bigger Pockets viewers.

Then if I wanted to sell a property, then I just sell it and let the new owners revamp and go their own way with a new listing.If being on Bigger Pockets has taught me anything, each owner is unique and will want to take what they buy and put their own spin on it.

If you have deep pockets, I think Austin will eventually reward you, but if you are a newbie in real estate looking to cash flow positive day one or shortly thereafter, Austin is probably not your best bet in TEXAS.  

You'll see posts from wholesalers and agents with pocket listings so just reach out to them and try to get on their buyer's list so they send you future listings.
