Well, we have to strick while the iron is hot.This month I bought 4 properties, I am closing 3 more the week after Turkey day, and I have 3 more under contract.All 4 properties have been rehabbed, 2 have tenants in place, 2 others will next week when we finish the rehab completely.

Banks will look at all credit scores that are involved but your business plan, ability to purchase good deals with low LTV ratio's and the fact that the other members have stellar credit will all be looked at and also taken into consideration.The idea of having a few "senior partners" with more share in the company can be done, so long as the other "non senior partner" agrees with the terms.Which ever way you choose to go, you MUST have an iron clad operating agreement written up by a competant attorney.

If those APIs were available to feed developers that data through a secured web service, and any legal issues were already ironed out, I assume zillow, cyberhomes, etc... would already have that built in.

Difficult areas always have higher rents v. property value, because collecting the rent is part of what makes difficult areas difficult.It's no fun to invest in areas where you need a 7 iron to collect rent.

If that won't work, there's a slip-in flange that has a rubber gasket on it that seals it to the existing pipe - I've used these on cast iron before.

there were all sorts of fires.. turns out they would use the sink in the bath room to put briquets in them and put a BBQ grate over it and cook their chicken skewers..
