hi john. first things first, here. what i see are two things. number one, i see a foundation that has been repaired before. it looks as if the problem has returned which means the cause of the problem was NOT corrected. what i see here is a gutter downspout that appears to be draining right next to the foundation. thats a big no no. water intrusion is your biggest enemy on a foundation. first, get that water AWAY FROM THE HOUSE. second, look at which way the wall is leaning. is it leaning toward the inside of the house or the outside. whichever way it is leaning, you need to brace that up and stop the movement.

My call or letter is apparently such an intrusion, but yet they have time to spend an hour writing a long-winded complaint or consulting with an attorney.If you don't want to be contacted by other people, yes, go live in the woods and disconnect yourself.Its amazing that somehow being advertised to yourselves is BAD, but you go on any other part of this site and will read countless threads about how to "target" IE "market to", IE "contact", IE "invade the privacy of" distressed sellers so you can get a deal.

I've also installed extra $5 smoke detectors above and beyond minimal requirements as an excuse to regularly get into different parts of the house twice a year.You come in with a clipboard and a stepstool and "Sorry, I have to change the batteries, can't be helped, safety first, yadda yadda yadda." and it's so much less intrusive than "I want to inspect what you're doing to my property twice a year."

This is above the usual PM stuff.Air filter service - I started offering that because 1) Tenants rarely change the filters and that damages HVAC system, and 2) Air filter guy gets me eyes inside the property in a way that tenants view as less intrusive.
