Looking forward to legal advice for LLC opening. any referrals who have experience with international investors? 

I didn't do an exhaustive search, so this location is just an example.I'm considering either Reno or Las Vegas, but Las Vegas looks like a better location for this, since it has more direct flights to other international airports, and has more visitors to generate STR income.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

For colleges with a large international student base, MTR can work because parents will stay longer, but for short-term and likely for UTA, short-term would work, but also would expose you to way more occupancy.

I know enough to know that there are so many unknown variables out there when it comes to investing in stocks that I've decided to just side with the very convincing and the strongly defended academic theories of guys like John Bogle, founder of Vanguard.Real estate is still an area I'm trying to learn as much about as possible before making any long term commitments that impact my finances and lifestyle.

This has led me to search for firms specializing in the niche area of cost segregation for lower value rental properties, and what I found was firms who are using internally developed software which allows for such cost/engineering data to applied to basic parameters of a specific rental property to come up with a lite cost segregation report for lower value properties (depreciable basis >$500k).  

I've used two different real estate agents in the McAllen, Texas area, and am currently working with Monica Acevedo with The International Real Estate Company here out of McAllen.

What platforms to use in order to reach my target audience (mainly international Buyers, then out of state Buyers).Trying to work backwards like Cameron mentioned.

Investors are limited in repercussion options, as there are few attorneys willing to specialize in the nuances of international contracts.
