I've always wondered if agents are trained to make real estate seem more complicated than it is to help justify their commission and help them feel more important.

With that disclaimer, if they're already under the impression that you're the landlord, maintain that degree of separation by suggesting that you are not the sole/main decision maker.

If they know they are likely to not make rent payments on time they will not agree to a M2M lease.Chances are that if you accept a tenant with bad credit they will be making excuses and not paying rent on time.Make sure you make it crystal clear that the first time they are even one day late you will be non renewing their lease.

We pulled those out (all the previous tenants were indoor cigarette smokers so all drywall had to be removed from the entire property).

The allure comes from very generous common spaces, lounge areas, outdoor space, pool areas, gyms and - I have even seen an indoor golf simulator.

Send a letter to the tenants explaining you are the new manager and how to make rent payments.

We have an extremely tight budget as we are doing this as a favor to a friend, not as a money maker.
