Somewhat of a catch 22 if you aren't already a host, but maybe you can find another cohost and ask if they need help.

How did you incorporate the funding fee PLUS the closing costs?

The catch with the estimate is you may be wildly off since it's a new home and you don't really know what those bills will be until you've lived there a year (seasonal variability). 

Expanding your marketing to platforms like Craigslist, Apartments.com, Facebook Marketplace, and even Instagram could help get more eyes on your listing.

Just keep an eye on how both markets are performing, and maybe start small, like taking out $50k, so you can test the waters without over-leveraging.

We did 'win' one at auction that I could not enter without my eyes watering & dry wretching, but the young couple I hired to gut it had no problem.

If the owners and the property managers are not getting along or seeing eye to eye there is no reason to trap either party into a year-long contract.
