So it was a highly desirable student rental location.PROS1) higher rental by renting rooms $600/room verse $1650 for the unit.CONS1) first year student tends to be party animals. the whole condo experienced so many false fire alarms; that the fire department started to charge false alarm incidences.( I experienced that in my university years too in the 70's.2) I only rent to female students ( I think it will be easier to have girls together).

Keep in mind that this was a one off incident with a guy who had been on several combat tours and was a great human being otherwise but he got a little drunk and peed in public.

I MIGHT be willing to let them out early IF all rent is paid on time in until I could find new tenants AND the unit was returned in spotless condition without incident. ... short of that it would be the stick, not the carrot.

Also I mentioned 3k for roof repairs because there was an incident on one of the homes where someone patched up a roof on one of the properties wrong and it needs to be redone. this happened because of a tree falling on the roof. the yard water and sewer the renter pays and takes care of.
