I was told that private lenders offering transactional funding do not provide funds for down pymt....enlighten me!

I have a question that I am afraid I know the answer to, but I am sure someone here on BiggerPockets may be able to enlighten me.

I visit to read and learn from more seasoned investors and hopefully enlighten a few less seasoned investors.One thing I have noticed...when i send a message to different individuals on the site my response ratio is only about 50%.

"Robert Allens Enlightened Wealth Institute." if that doesn't sound like a load of crap well...whenever they say "make XXX$ in XXX days/years etc, or where they make extreme statements or overly cheesey phraseology, run for the hills.

I asked my HUD broker if there was any way should could enlighten HUD that their asking price was too high and my reason.

Not intending to hijack this thread, but maybe Rich can start another one where he helps to enlighten us on how we can legally lower our tax obligations.

Can you enlighten me?

It was very interesting and enlightening to be in the shoes of the investor and see the deals that we're actually done and the ones that we're passed on.
