How would I ever know if the PM is taking shortcuts instead of working hard to make sure that the tenant's needs are being addressed (e.g. perhaps the tenant has some other issue that they wish to have communicated to me but instead of passing along the message, the PM simply tells the tenant that the owner hasn't yet responded)?

I want my analysis spreadsheet to spit out all numbers so it works for anyone trying to analyze the deal quickly.I know there are a million sites and spreadsheets that already do this, but I have to create something myself to get a good understanding on how the numbers actually work :-)Just curious if people ran this particular shortcut against gross or net rents.

If you tell a buyer that you've installed a new roof and they find out that you just went over the existing layer (for example, if it's in the inspection report), they would then likely start to wonder what other shortcuts you took.

I have never been a fan of people pushing products and advertising that their "short cut" is the best way to go, but I can see the real value of just going and just meeting people in general outside of the gurus.

I find that if I figure out who personally has a vested interest in getting the bank's job done, and maintain communication, you pick up your shortcuts along the way.Have you consulted a RE attorney on the matter?
