Hey @Devon Moore not sure where or why you'd lean towards a land lease unless that's standard for this developer.In my experience its difficult to capitalize deals with ground leases involved.  

While I will let you look at @Scott Innocente thread about Windsor for the reasons, managing from afar is done by having a great team on the ground.

I was shopping hard for an OOS opportunity last summer in GA and honestly grateful I went 0/15 on offers.

They virtually never do ground up ADU additions.
